Oceanfront condos, bayfront towers and single-family homes
Oceanfront condos put you right on the sand, often with full-service amenities and direct beach access. Bayfront towers face Biscayne Bay and the Miami skyline, with sunset views and, in some buildings, marina access. Single-family homes range from historic houses on tree-lined streets to waterfront homes on the bay, many with private docks.
On a barrier island, the property itself matters as much as the view. Before you buy, look closely at:
- The flood zone on FEMA's flood maps and whether an elevation certificate is available
- The elevation of the home or building and any flood mitigation already in place
- Insurance: homeowners, wind and flood coverage, and for condos, the building's master policy
- Building condition, including milestone inspection reports, reserves and any planned assessments
- Seawall and dock condition for waterfront homes
