Living in Miami Beach

Miami Beach fits a wide range of buyers. Second-home buyers like the lock-and-leave condo lifestyle and being able to walk to the beach. Full-time residents come for beach access, parks and an active outdoor routine. Families often look at the quieter residential pockets of Mid-Beach and North Beach and the neighborhoods on the bay side of the island.

Each part of the city has its own feel. South Beach is the busiest, with Ocean Drive, Lincoln Road and the Art Deco Historic District. Mid-Beach is more residential, with oceanfront towers and established neighborhoods. North Beach is quieter still, with a local, neighborhood feel.

Buying from another state or another country is common here. My guide on buying property in Miami as an out-of-state or international buyer explains how the process works from a distance.

Oceanfront condos, bayfront towers and single-family homes

Oceanfront condos put you right on the sand, often with full-service amenities and direct beach access. Bayfront towers face Biscayne Bay and the Miami skyline, with sunset views and, in some buildings, marina access. Single-family homes range from historic houses on tree-lined streets to waterfront homes on the bay, many with private docks.

On a barrier island, the property itself matters as much as the view. Before you buy, look closely at:

  • The flood zone on FEMA's flood maps and whether an elevation certificate is available
  • The elevation of the home or building and any flood mitigation already in place
  • Insurance: homeowners, wind and flood coverage, and for condos, the building's master policy
  • Building condition, including milestone inspection reports, reserves and any planned assessments
  • Seawall and dock condition for waterfront homes

My post on Miami waterfront vs inland living explains the tradeoffs, and my complete guide to buying a house in Miami Beach walks through the home buying process step by step.

Lifestyle and daily life

Beach days are a big part of life here, from South Pointe Park at the southern tip of the island to the beachwalk that runs along much of the oceanfront. Lummus Park, North Beach Oceanside Park and smaller neighborhood parks give residents room to walk, run and bike.

Culture is close too. The New World Center, The Bass museum and the Art Deco Historic District are in South Beach, and Lincoln Road is a pedestrian mall lined with shops and restaurants. Bayshore Park in Mid-Beach has added a large new green space with a lake, a dog park and tennis courts.

Miami Beach vs Brickell vs Edgewater

Miami Beach fits condo buyers who want beach access, an outdoor lifestyle and the choice of oceanfront or bayfront living. It works well for second homes and for buyers who do not mind crossing a causeway to reach the mainland.

Brickell fits buyers who want a dense, urban setting with luxury towers, restaurants and offices close together. It suits people who work in or near Downtown and want a walkable, city-center routine. Learn more in my Brickell neighborhood guide.

Edgewater fits buyers who want bayfront high-rise living on the mainland, with water views, a quieter feel and quick access to Midtown, Wynwood and the Design District. See my Edgewater neighborhood guide.

New construction vs resale in Miami Beach

Miami Beach has new and boutique condo projects alongside established oceanfront and bayfront buildings and older single-family homes. New construction offers current building standards, finishes and amenities, usually with a longer wait and a deposit schedule, while resale lets you move in sooner and review a building's history. I compare both in new construction vs resale in Miami.

Miami Beach FAQs

For many buyers, yes. Miami Beach offers beach access, walkable neighborhoods and plenty of condo buildings with staff and amenities that make lock-and-leave ownership easier. The city also has strict short-term rental rules in many areas, so confirm what each building and zone allows before you buy.

It depends on how you plan to live. A condo usually means less maintenance, building amenities and easier ownership if you are away part of the year. A single-family home offers more space, privacy and, on the water, room for a dock, but you take on full responsibility for upkeep, insurance and storm preparation.

Ask which FEMA flood zone the property is in, whether there is an elevation certificate and how the home or building has handled past storms. Get quotes for homeowners, wind and flood coverage early, before your inspection period ends. For condos, also review the building's master insurance policy and what it covers.

Miami Beach is built around the beach, parks and an outdoor lifestyle, with oceanfront and bayfront buildings spread across several neighborhoods. Brickell is a dense financial district on the mainland, with luxury towers, offices and restaurants close together. Buyers who want sand and a slower pace often lean toward Miami Beach, while those who want a city-center routine often choose Brickell.

Yes. Many of my clients buy from another state or another country. Video tours, electronic document signing and remote closings let you handle much of the process from a distance, and I coordinate with your lender, inspector and title company along the way.

Contact me through the form on this page and share what you are looking for, your timeline and how you plan to use the property. I will follow up to talk through neighborhoods and buildings, send listings that match and help you compare them before you make an offer.
